Ramsden Farm's Self Catering Holiday Cottage was the milking parlour for a dairy farm set deep in The Weald of Kent.
Converted by skilled craftsmen using local materials, it is equipped for year-round comfort. Sleeps 6 / 7. One double bedroom, two twin bedrooms, plus single bed on the large upstairs landing (cot available on request).
Far from traffic noise and light pollution, the holiday cottage is a place of complete peace and quiet. Views stretch over a patchwork of fields, woods and valleys with country walks, and a cosy pub fifteen minutes' stroll away.
A holiday cottage with a difference
A sitting room, kitchen-dining room, twin bedroom, shower-wet room are on the ground floor, which has oak and cherry wood floors. The kitchen has solid oak work surfaces and is fully equipped with electric oven and hob, microwave oven, dish washer and fridge freezer. There is a washing machine and tumble dryer in the utility room. The shower is big enough for two. The whole cottage is centrally heated, though a wood-burning stove makes it especially cosy in winter. There is a CD player, a colour television, a DVD player, some DVD's to watch, and a large selection of board games, if you want a quiet evening in.
The cottage sleeps six in three bedrooms, (with a spare bed on the upstairs landing).
The master bedroom and twin bedroom upstairs are served by a bathroom with an antique tub.
The twin bedroom downstairs has antique French walnut beds.
The cottage has a large enclosed courtyard garden to give total privacy. Facing south, it has views over the Weald countryside.
There is a small barbecue for al fresco eating and ample parking for several cars.
Additional accommodation - If your party is more than 6, or some friends would like to visit for the weekend, we have additional space at the main farm house on a B&B basis. Ideal if the Grandparents want to come but would prefer not to be woken by the children at 5am!

Terms & Condition
We look forward to welcoming you here at Ramsden Farm Cottage. By making a booking you are entering an agreement with us. Please read our terms and conditions of booking below.
Payments: Can be made by UK cheque or by Bacs
Payment of a £200 deposit per week booked secures your booking.
Balance Payments: The full balance of your booking is due 4 weeks prior to holiday commencement date. No reminders will be sent out beyond the booking confirmation email which reminds you when the full payment of the balance will be due.
Non receipt of payment: If we do not receive payment by the date requested then we will treat it as a cancellation. In which case we will be entitled to keep all of the deposit already paid. If we do not cancel straight away because you have promised to make payment, you will be liable for cancellation charges, depending on the date we treat your booking as cancelled. Any administration charges to the booking will incur an administration charge of £25.00.
Cancellation Charges : By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your reservation and the booking cannot be re-let, or you terminate your stay before completion, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have paid it, less an administration fee of 25% of the total booking. Please note that your deposit is not refundable under any circumstances. We would strongly recommend that you take out cancellation insurance to cover this cost.
Alterations/Amendments: will incur an administration charge of £25.
Non-availability: of Accommodation: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the reservation. Our liability would not extend beyond this refund.
Arrival: The cottage will be available from 4pm on the day of arrival, unless otherwise arranged. Should you wish to arrive later than 6pm please contact us in advance. If however you have been delayed please keep us informed so that arrangements can be made, failure to do so could result in curtailment of your booking. Failure to arrive on the booked start date will be treated as a full cancelation of booking.
Departure: The cottage is to be vacated by 10.30am, unless otherwise arranged prior to arrival.
Liability: We do not accept any liability for any damage, loss or injury to yourself or your party or any vehicle or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment or contract.

£200 deposit secures a booking.
Balance is due four weeks before arrival.
You can arrive any time after 4pm on Friday and it would be appreciated if you could arrange to be packed up by 10.30am on your last day, to give us the opportunity to clean the cottage in readiness for the next visitors.
Rental includes: All electricity and oil for central heating, duvets and pillows and linen (but not towels, unless flying), logs for the wood burning stove.
Restrictions: We respectfully request you understand that the cottage is no smoking.
